About showing & scheduling an appointment: The home will be available, starting March, 13 and we start to show the property after March 13 by appointment only. No smoking is allowed on the property. 2. Minimum credit score requirements are 720. We require credit checks from all three bureaus. If you have a single delinquency on any credit, you will be automatically declined. 3. We require employment verification before providing the keys. You should have a minimum of 3X NET income, which translates to $120,000/year for a single person and $155,000/year for a family. You must provide two years of tax returns, two years W-2s, a letter from your employer, or a copy of the contract to support your income. 4. We require excellent rental history. To verify, you must provide your bank statement for 6 months, which should include all rent payments made on time. You must also provide the name, phone number, and address of your previous landlord. If you live in an apartment, please request an authorization form from your landlord for verification and provide authorization to us to verify your rental history. 5. You must submit a photo ID and paycheck stubs with your application. 6. Small pets are welcome with an additional pet deposit of $1000. Only dogs under 20 pounds are allowed. 7. You must submit the first month's rent, last month's rent, and security deposit before you can move in. Please do not book an appointment if you do not meet our credit score or income requirements or cannot provide verification of your excellent rental history. We are in search of a professional family who is interested in a long-term lease of one year or more. Each person over the age of 18 who will be residing in the home is required to fill out an individual application along with a $40 fee per adult for the background/credit/employment/eviction history check.
