Apartment Maintenance Supervisor
Maintenance Supervisor needed for The Point at Seven Oaks, a luxury apartment community in Odenton, MD.
Experience Desired:
The fully qualified candidate will have approximately 3-5 years of progressively responsible experience in the maintenance/repair of HVAC systems, mechanical systems, electrical systems, appliance repair, plumbing and grounds in multi-family development. Supervisory experience required and must be able to communicate effectively both verbally and in writing.
Special Requirements
Must have and maintain a valid driver's license.
Must have CFC certification. (type II minimum )
Must be available after hours for emergencies.
Be able to participate and conduct meetings as required by PANCO
SCOPE OF DUTIES

This is the senior level maintenance person on site and he/she reports directly to the Property Manager. Under the direction of the Property Manager, the Maintenance Supervisor is responsible for the overall development and operation of the maintenance functions on site. This person will perform training and direct maintenance personnel in the repair and maintenance of HVAC systems, electrical systems, mechanical systems, appliance repair, plumbing, apartment-turns, grounds, structural elements, motor vehicles and equipment. All the work will be accomplished in accordance with PANCO maintenance standards.
JOB DESCRIPTION
Essential Functions
o To wear the required uniform at all times when working on the property.
o Assist in the preparation of the maintenance portion of the overall property budget and ensure that all maintenance operating expenses are within the existing budget.
o Direct and supervise the day-to-day administrative operations of the maintenance functions including the scheduling and assignment of work, submission of reports and paperwork (budget, invoices, inventory) and record keeping functions in a timely manner.
o Coordinate and oversee all work by contractors. Ensure that all make-ready repairs and services are completed correctly and on schedule.
o It is the Maintenance Supervisor/ Maintenance Technician's responsibility to know and adhere to all federal, state and local laws as well as all policies and procedures.
o Supervise and/or perform all maintenance and repair operations at the site.
o Determine the training needs of lower level maintenance persons, and schedule or perform the necessary training.
o Perform frequent inspections of all grounds, structures, and systems and correct any problems or unsafe conditions.
o Responsible for being available for emergency call, 24 hours per day, 7 days per week.
o To lift and carry weight up to 45 lbs. without assistance.
o To be able to climb ladders to a height in excess of 10 feet.
o Purchase all supplies and materials in a cost effective and efficient manner
o Develop and implement an inventory control program for all supplies and materials.
o Develop and implement preventive maintenance programs for all structures, systems, equipment and motor vehicles.
o Supervise the use of all property vehicles.
o Ensure compliance with safety policy and use of personal protective equipment by all maintenance staff.
o Assist the Property Manager in the implementation of safety policy.
Estimated Salary: $20 to $28 per hour based on qualifications.
