The Project Manager will coordinate and establish clear communication with the Director of Growth and Development, the design team, the local municipalities involved, and the contractors. As the Project Manager, they will provide the following though-out the life of a new ground up development and remodels:
Coordinate the preparation of bid or proposal packages and related services necessary to execute a competitive proposal process for key services required by the project. The Project Manager will coordinate the preparation of RFP's/RFQ's, specifications/requirements and solicitations.
Review all bids and proposals, recommend and assist in the evaluation of bids and proposals.
Assist in the negotiation with the selected consultant, contractor, supplier, provider and prepare a comprehensive scope for each contract.
Serve as a liaison between the General Contractor, Architect, Consultants, Director of Growth and Development and Executive Leadership Team.
Review contracts.
Assist in creating a full development budget that will include all hard costs and soft costs.
Create cash flow projections from the approved budgets.
Review and approve the contractor's schedule of values.
Prepare pay applications.
Provide monthly reports for each project to be reviewed by the Executive Leadership Team.
Maintain a detailed record of all project documents.
Review contract compliance of the design team members for a given project, including conformance to the schedule, fees and expense budgets, deliverables, quality expectations, and specific contract language.
Monitor and review all submittals, RFI's, change order proposals, and substitution requests.
Assist the design professionals in project punch lists.
Prepare project closeout documents with design team and contractor.
Work with purchasing department to coordinate and track all project start up equipment and furniture.
Assist the Director in annual inspections of all properties and provide report on property condition.
Qualifications:
Degree in Construction/Engineering Management or equivalent experience
5 years minimum experience in Construction Project Management and Field Supervision
Ability to travel overnight up to 50% as needed
Ability to work in Excel, Word, Power point, must have excellent Excel skills; ability to build formulas, etc.
Experience managing multiple construction projects and large budgets in a multi-state region
Excellent written and verbal communication skills, including ability to present complex information in a clear and concise manner
Must have strong negotiating skills, attention to detail, financial acumen and excellent problem solving skills
Ability to organize necessary resources, including people, tools and time to meet tight deadlines and achieve desired results
