PREI has a 3-year Investment Analyst program where positions may be available within our regional offices located in Madison, NJ, San Francisco, Atlanta, Chicago and Miami. Our analysts work with small teams of investment professionals in our Asset Management, Marketing, Research, Specialized Funds, and Transactions units.
There currently is an Investment Analyst position available with our PRISA II team in Madison, NJ.
Duties &
Responsibilities:
Analyze and underwrite investment decisions for leasing, financing, buy/sell scenarios including preparation of cash flow models, sensitivity tables, property valuations, and joint venture structuring.
Participate in the property budget and strategic plan process.
Coordinate property appraisal process and review quarterly appraisals for accuracy.
Provide on-going and quarterly portfolio level reports (insurance, rollover, tenant surveys).
Analyze economic, legal, political and market conditions within assigned areas.
Support the transaction due diligence and closing processes.
Work closely with internal and external stakeholders: leasing/ sales brokers, property managers, portfolio analysts, joint venture partners, property appraisals, and operations/ accounting teams to support the asset management operation.

Qualifications:
Bachelors degree required; Finance, Real Estate or Accounting strongly preferred.
Understanding of basic real estate terms and concepts such as net leases, gross leases, contracts, rents, percentage rents, operating expenses, capital expenditures, recovery of expenses, property types.
Understanding of basic finance concepts such as NOI returns, cash flow returns, internal rate of return, present value/discounted cash flow.
Strong quantitative skills and demonstrated analytical ability.
Strong written communication skills required.
Computer proficiency with a strong working knowledge of Microsoft Excel. Knowledge of Argus is a plus.
Strong interpersonal/communication skills.
Strong organizational skills and attention to detail with ability to manage multiple projects simultaneously.
Work or internship experience in a related field is strongly preferred.

The check can be for multiple reasons such as signing bonus, supplies, etc. The victim will be instructed to deposit the check and use the money for any of these reasons and then instructed to send the remaining funds to the fraudster. The check will bounce and the victim is left responsible.
