We are currently seeking a _Custodian_ to assist in the daily operations of an Affordable Housing Apartment Community in _Cleveland, TN_ . Job duties include vacuuming, stripping and sealing floors, detailed cleaning of the property grounds and cleaning common areas.

Essential Duties & Responsibilities
1. Routine cleaning of all public areas including lobbies, hallways, stairwells, common restrooms, community rooms, offices and other common areas.
2. Daily policing of grounds, parking lots, sidewalks, and other common areas.
3. Routine cleaning of all public floors, including mopping, buffing, and vacuuming.
4. Assist in the preparation of vacant units, including cleaning and minor maintenance repairs.
5. Assist maintenance staff in completing minor maintenance repairs, as needed.
6. Be available for emergency and after hours work, as required.
7. Assist in grounds work as necessary.
8. Emphasize good resident relations in all contacts with residents and guests.
9. Perform all other duties as required.
Working Conditions
A Custodian will spend intermittent and continuous time sitting, standing, lifting, climbing, bending, twisting, loading/unloading, working outdoors in inclement weather.
A Custodian may have to do light lifting of less than twenty (20) pounds for supplies and materials occasionally to frequently.
A Custodian may have to do moderate to heavy lifting of twenty (20) to fifty (50) pounds occasionally to frequently.
A Custodian may have to do heavy to very heavy lifting of fifty (50) to one hundred plus (100+) pounds occasionally to frequently.
The incumbent is faced with frequent interruptions.
Skills & Qualifications
1. A custodian should display willingness to pitch in and work as a team member.
2. A custodian should have the ability to follow both oral and written instructions from the Manager and Maintenance Supervisor.
3. A custodian's appearance should be neat and professional.
4. A custodian should be personable and trustworthy.
5. A custodian should adhere to the work safety program.
6. A custodian should be physically able to perform all duties that may be required, including but not limited to, lifting, climbing, standing, bending, loading and unloading, and working outdoors in inclement weather.
