Quadrant Homes is looking for Purchasing Manager to join their team at their Bellevue office off I-90. The ideal candidate will have a background in both Construction and Purchasing with knowledge of the local real estate. They will have experience working with JD Edwards Accounting and also be incredibly Excel proficient. This person will be managing various projects and will not have any direct reports. Think of this job as a hybrid between a project manager and a purchasing agent.

Key Functions:
Solicit bids and costs for plans and options from all vendors and trades.
Organize and analyze cost information/bids to support good decision making
Research and identify new vendors to bid and/or provide new products and services.
Perform detailed and accurate quantity take-offs and labor budgets for new residential house plans.
Analyze plan drawings and determine all materials required to accomplish the design.
Set up contract pricing in JD Edwards accounting system, providing accurate payment to vendors.
Perform detailed analysis of option profitability and make adjustments to meet company targets.
Create, compile and maintain an organized and accurate cost database.
Evaluation of bid costs through comparison of submitted bids and/or quotes.
Manage buyer customization cost.
Provide cost estimates for product upgrades (non-standard products).
Ensure Scopes of Work and Specification Levels are accurate and understood by Stakeholders.

Requirements:
High school degree required; Bachelor's Degree preferred
Purchasing experience required; 3-5 years preferred
Construction experience preferred
Lean Manufacturing Training preferred
Strong numeric and estimating skills
Thorough data entry and documentation, including the use of software such as JD Edwards and Excel
Proficient in basic residential construction materials and techniques
Determined approach to completing highly detailed work in a systematic and organized manner
Orderly processing of high volumes of information flow that respects the needs of internal and external customers
Strong communication with all internal and external customers

The check can be for multiple reasons such as signing bonus, supplies, etc. The victim will be instructed to deposit the check and use the money for any of these reasons and then instructed to send the remaining funds to the fraudster. The check will bounce and the victim is left responsible.
