Land Development Manager


Summary:
The Land Development Manager is responsible for all aspects of land development, as well as support for Land Acquisition and Community Development for the Southern California Division.
Essential Duties and
Responsibilities:
1.0 Supervise, motivate, provide training and coach a team of Offsite Superintendents and Assistant Superintendents.
2.0 Allocate Supervision manpower to appropriate communities in order to achieve required quality, budget and schedule.
3.0 Extensive travel required to oversee offsite operations throughout the division.
4.0 Monitor the offsite construction progress for the entire supervision team.
5.0 Establish, monitor, and utilization of consistent processes for the supervision team.
6.0 Establish and maintain a training and support program for onsite superintendents responsible for offsite construction tasks.
7.0 Direct involvement and oversight, as required, for the most significant offsite construction projects.
8.0 Insure, schedule, initiate, participate, and/or assign manpower to conduct the Offsite Value Engineering process and Constructability review process for appropriate offsite construction tasks.
9.0 Establish and develop a partnership relationship with offsite TradePartners in collaboration with the and Community Development Managers.
10. Coordinate and communicate TradePartner performance from the supervision team to the Community Development Managers that are conducting the offsite purchasing.
11. Contribute as a team member to the offsite purchasing process in the assembly and review of offsite construction specification and scopes of work.
12. Oversee incident log for all communities and insure proactive communication of change orders, field purchase orders, and budget overages.
13. Participate, lead and/or assign manpower to participate in pre-bid meetings for offsite construction tasks.
14. Work closely with Community Development to insure constant communication between the team of Community Development Managers and the supervision team.
15. Work closely with Community Development and offsite department to update offsite budgets.
16. Instill and build teamwork mindset with Community Managers, Offsite Superintendents, and Onsite Superintendents.
17. Directly communicate and coordinate with Onsite Construction Managers and Onsite Superintendents regarding offsite construction delivery and turnover to homebuilding.
18. Work directly with the Operations Department management to determine any work that will be required of the On-site superintendents to complete the land development.
19. Provide and/or assign manpower to support land acquisition due diligence investigation including identification of offsite construction issues, offsite budget review, offsite schedule review.
20. Other duties/projects as assigned.
Performance Standards
1.0 Conduct field visits to each active offsite project every week.
2.0 Monitor and verify Superintendents' adherence to standards.
3.0 Monitor project files and documentation through turnover process.
4.0 Attend/schedule constructability meetings for assigned offsite projects.
5.0 Attend project team meetings once per month.
6.0 Conduct performance development 1-on-1's monthly with all direct reports.
7.0 Monitor field operations for compliance to Shea Environmental Policies.
8.0 Monitor field operations for compliance to Shea Safety Practices.
Knowledge/Experience
1.0 7 years minimum field supervision experience in large scale Mass Grading/Offsite Construction.
2.0 3 years minimum office management and administrative experience.
3.0 Extensive knowledge of civil and soils engineering principle.
4.0 Extensive knowledge and experience with all offsite construction tasks.
5.0 Experience in land acquisition due diligence.
6.0 College degree preferred.
7.0 General Contractor's B or A License preferred.
