To assist the Community Manager in on-site operations, to include the following:
o Assists the Community Manager in creating and maximizing income opportunities through the aggressive management of community operations.
o Makes recommendations to enhance the bottom line performance of the community.
o Ensures adherence to all policies regarding financial responsibilities.
o Administers late and non-sufficient check charges.
o Ensures accuracy and timeliness of bank deposits, and computer data.
o Generates weekly reports.
o Schedules necessary repairs and make-ready activities.
o Supervises all on-site personnel in the absence of Community Manager.
o Pre-processes payment of invoices for Community Manager's approval.
o Assists with rent collections striving for zero delinquencies each month.
o Assists with community inspections.
o Maintains make-ready process.
o Prepares a monthly financial Delinquency Report.
o Consistently attempts to collect bad debt prior to being written off.
o Accountable to the Community Manager for the water sub-metering vendor and ensuring vendor is functioning at an optimal capture ratio (if applicable).
o Other duties as assigned.
EDUCATION:
A high school diploma or equivalent and professional knowledge of business discipline are required.

The check can be for multiple reasons such as signing bonus, supplies, etc. The victim will be instructed to deposit the check and use the money for any of these reasons and then instructed to send the remaining funds to the fraudster. The check will bounce and the victim is left responsible.
