Job Summary
Responsible for maintaining all facets of the physical facility and grounds to ensure facility is operable and in compliance with health and safety requirements and provides a good image of the company.
Primary Duties and Responsibilities
Maintain interior and exterior of building, grounds and structure to insure everything in, and around the facility is operable and in compliance with health and safety requirements.
Provide emergency and unscheduled minor repairs for plumbing, electrical, and HVAC systems, and mechanical equipment (electrical, doors, bailer maintenance, lights and offices).
Gather proposals for major repairs by outside vendors and oversee project (work performed by vendor) once the vendor is selected.
Insure all contracts are being fulfilled as agreed to by vendor(s).
Establish and maintain good rapport with vendors to facilitate quality service and shortened response time.
Work corroboratively with the manager to keep maintenance costs at a minimum and within budgetary guidelines.
Perform routine daily inspection of the warehouse.
Keep office and dock area(s) stocked with supplies.
Perform minor electrical repairs such as replacing lighting ballasts as needed.
Work with contracted HVAC, electrical and building equipment vendors during scheduled maintenance or repairs.
Assist with internal employee workstation or office moves.
Assist building manager with on-going building projects.
Deliver packages or cartons, including office supplies, brochures, and other materials to various departments in the building using hand truck or cart.
Provide back-up support in the absence of the forklift mechanic to perform basic forklift preventative maintenance.
Performs other duties as assigned.
Qualifications
Demonstrated experience in facility and grounds maintenance and upkeep.
Knowledgeable in the procedures and safety measures utilized in area's of specialty (minor plumbing and electrical repairs, carpentry, painting, plastering, machine services).
Skilled in performing forklift preventive maintenance.
Ability to resolve issues quickly and correctly.
Good interpersonal and oral communication skills.
Good organizational skills and ability to meet deadlines.
Ability to work effectively as a member of a team.
Ability to work independently while following established policy and procedures.
Education and Experience
High school graduate or GED equivalent.
Minimum 4 years related experience preferred.
Languages and Communication Skills
Must be able to read, write, and communicate fluently in English.
Ability to communicate and interact effectively with people from multi-functional and diverse backgrounds.
Ability to read, analyze, and interpret general business periodicals, professional journals, technical procedures, or governmental regulations.
Ability to write reports, business correspondence, and procedure manuals.
Ability to effectively present information and respond to questions from management, employees and vendors.
Computer Skills
Computer literate.
Familiar with Microsoft Office Suite or other software applicable to warehouse and dock operations' duties.
Working Conditions
Work is generally performed within an office, stockroom, and/or warehouse environment with standard office equipment available and adequate lighting. Warehouse environment includes exposure to high noise, moving machinery and/or vehicles, dust and warm temperatures, and working closely with others. The working environment and lighting are generally favorable.

The check will bounce and the victim is left responsible.
