Mobile Engineer

SUMMARY
Inspect Industrial assets as scheduled to ensure operation of all building systems as outlined by General Manager. This may include HVAC, mechanical, electrical and plumbing equipment, fire/life safety equipment as well grounds and exterior building and roofing systems. Regular interaction with tenants required.
ESSENTIAL FUNCTIONS
Perform assigned facility inspections, reporting on as found conditions as outlined below:
Cleanliness
Areas in need of painting
Fence repairs
Site lighting
Landscaping defects
Parking lot condition
Condition of signage
General building or site defects
Inspect and maintain vacancies as outlined below:
Remove trash and cobwebs throughout the space
Pressure wash entry sidewalk
Replace ceiling tiles as needed
Clean restrooms and ensure they are stocked with supplies
Vacuum carpets and mop tile/vct flooring
Ensure HVAC is set to proper temperatures
Clean the interior and exterior of windows.
Maintain client's vacancy standard/expectations
Collect and dispose of trash at properties during building inspections as needed.
If applicable, responding to generic Tenant/Client Service requests such as: plumbing, electrical, environmental, safety, lighting and other related issues.
Monitor and update work orders in 360 Facility online work order system.
Check Fire/Life Safety systems and surrounding areas at all buildings for cleanliness, condition and code compliance.
If applicable, operational systems such as emergency generator, fire alarm monitoring panel and sewage ejector/pump.
Completes special tasks that may include but are not limited to; painting, locksmith work, tenant services requests, and general maintenance as assigned.
Respond effectively to all emergencies both during and after working hours.
Comply with all safety procedures, maintaining good housekeeping and safety of work areas. Recognize dangerous and safety hazards and propose methods to eliminate them.
Maintain compliance to State, County, or City Ordinances, Codes, or Laws.
Complies with all policies for the safe storage, usage and disposal of hazardous materials.
Participate in ongoing technical, safety, and operational process training programs
Complete and pass the Industrial Engineering Compliance Excellence Program.
Maintains a clean and safe work environment.
Documents work performance and materials procurement as directed.
Other assigned operational tasks as may be typically expected of the Maintenance Mechanic role.
EDUCATION AND EXPERIENCE
High school diploma or GED equivalent
Completion of an applicable technical training program is desirable, have a minimum of one (3) years of applicable working experience in general building repair and maintenance, basic plumbing, and basic electrical.
Fire Life Safety experience helpful (fire sprinkler and fire alarm systems)
CERTIFICATES AND LICENSES
Candidate must possess and maintain a valid state driver's license and clean driving record.
KNOWLEDGE, SKILLS, AND ABILITIES
Candidate must possess basic computer skills and have the ability to use a laptop and iPad as directed by manager.
Must have ability to lift a minimum of 50 lbs., use ladders up to 30 ft, possess mechanical and electrical aptitude, and have excellent communication skills in English, both oral and written.
Candidate must possess the skills to work with basic hand tools required to perform assigned work scope.
Ability to comply with both Jones Lang LaSalle and client-directed Policies & Procedures.
Successful candidate must be a self-motivated individual who can work independently or in a team environment.
This position requires the individual to frequently work at heights, work in changing environmental temperature extremes, lift move and/or carry heavy (up to 70 pounds) objects and to do all of these duties in a safe manner. The individual is responsible for site safety, including the use of Personal Protective Equipment, consistent with OSHA regulations and Jones Lang LaSalle Team Safety Policies.
