Position Summary
Operates and maintains central plant systems including the boilers plant, chillers, air handlers and cooling towers along with the associated support equipment, air compressors condensate systems, enthalpy wheels etc. Repairs and maintains the mechanical equipment, heating and air-conditioning equipment at the assigned property. Perform general and advanced maintenance duties. Performs all duties related to the HVAC Energy Management System, and Steam Plant Operation if applicable
Essential Job Functions
1. Completes maintenance activities with the assistance of various productivity enhancing tools such as Palm Pilots, Blackberry, PDAs or similar devices. This is part of the daily routine to complete preventative maintenance tasks, work order requests and/or building alarm systems (BAS) response & management issues. (75%)
2. Responds to tenant calls in a courteous and efficient manner. Interfaces with tenants regarding their maintenance or HVAC operations needs. (10%)
3. Assists in the operation of life safety and fire protection systems. Performs required monthly, quarterly, semi-annual and annual life safety inspections. Completes daily rounds completing operating logs and meter readings for assigned properties. (10%)
4. Is knowledgeable and experienced in the use of building automation systems (BAS) preferably with active experience with Siemens Systems. Checks operating parameters and alarm status of systems within the assigned properties. Responds to systems alarms and anomalies correcting operating deviations. (5%)
Education
A high school diploma and 2 years of vocational/technical training is required. Professional licensing requirements may include HVAC, steam engine, electrical, pipefitter, plumbing, waste water, steam and high pressure vessels, and/or stationary engineering. Required High Pressure Steam License from City of Chicago (Building Engineers License). May also include Facilities, Energy Management, LEED, and/or ACM Awareness.
Experience
In addition to the education outlined above, at least 3-5 years in and years experience Working on complex mechanical, electrical & HVAC systems. Including maintenance, repair and trouble shooting.
Other Skills
The position will promote a professional image through positive interactions with Tenants, Vendors and Peers. Strong written and verbal communication skills are required to properly convey critical systems and operating information The successful candidate will require strong mechanical system knowledge with an analytical approach to systems maintenance and repair. The position requires the use of Microsoft Office Suite including Microsoft Outlook E mail, CorrigoNet CMMS software and various building automation software systems such as Siemens Insight .The use of PDA, Blackberry or similar device will be an integral part of the day to day operations for multiple means of communication including SMS alarm messaging. work order assignment, direct connect communication and phone calls. A high level of self motivation with the ability to complete assigned work orders with minimal supervision .
