Apartment Maintenance Supervisor
Local apartment community is looking for a Maintenance Supervisor to take the property to the next level! The Maintenance Supervisor will perform general and/or specialized maintenance and repairs, apply proficient skills in several maintenance trade disciplines, supervise a team of maintenance technicians and assistants, manage a budget for most cost effective practices, and provide supervision, training and development for assigned associates.
Responsibilities include:
o Inspect work performed to ensure that it meets specifications and established standards
o Instruct staff in work policies and procedures, safety procedures and the use and maintenance of equipment
o Plan and prepare service staff work schedules
o Read and manage a budget
o Check equipment to ensure that it is in working order.
o Confer with staff in order to resolve performance and personnel problems, and to discuss company policies
o Evaluate employee performance, and recommend personnel actions such as promotions, transfers, and dismissals
o Inspect and evaluate the physical condition of facilities in order to determine the type of work required. Start flow of repair in coordination with the Property Manager
o Conduct inventory on current stock and order materials approved by Property Manager to ensure that supplies and equipment are available in adequate amounts
o Maintain asset inventory system for internal audit purposes Investigate complaints about service and equipment, and take corrective action
o Work in conjunction with the Property Manager to make certain that weekly safety meetings are being conducted and signed off on by all on-site associates
o Ability to work on-call/flexible/weekend schedules Perform other duties as assigned by manager
o Excellent customer service and communication skills
SPECIAL SKILLS/KNOWLEDGE/ABILITIES:
Knowledge of variety of skilled trades, including elements of construction/installation, uses, repair, and maintenance including: Minor Carpentry, Minor Plumbing, Mechanical and Electrical, Household appliances, Framing and finishing walls, doorways, roofs, and other elements of wooden structures, Installing and repairing sinks, drains and toilets, Inspecting, cleaning and lubricating mechanical parts and equipment, and may do basic welding and metal work. A minimum of three years experience at the journeyman level of a skilled trade including, HVAC, paint, drywall, minimum plumbing and carpentry for a residential environment.
THESE ARE REQUIREMENTS TO BE CONSIDERED FOR THE POSITION:
o You must reside within 10 - 15 miles of 48038
o 3 to 5 years experience in multifamily property management and apartment turns
o HVAC certification
o Valid Driver's license
o Reliable transportation
o Have your own tools
o CPO preferredEstimated Salary: $20 to $28 per hour based on qualifications.
