Exceptional Commercial Property Manger

We are looking for an exceptional Property Manager to manage a portfolio of several commercial and residential properties for our company. This includes involvement in all aspects of day-to-day operations of the properties, including management of invoices, tenant relations, scheduling and management of maintenance and repair, coordination of vendors, handling tenant complaints and service requests, and familiarity with the terms of all leases. The Property Manager also assists in the preparation of the annual budget, monthly reporting and financial performance of each property.
The following attributes are critical for the right candidate:
- basic knowledge of building materials, security systems, and Crestron experience a plus
- technical knowledge of plumbing systems, electrical systems, HVAC, and landscaping
- thorough of understanding of property acquisition
- exceptional organizational and time-management skills

- ability to work under pressure in a fast-paced environment

- ability to work with property staff in solving problems and ability to take direction and function as part of an overall team
Specific Duties
Provide excellent tenant service. Respond to tenant requests/problems in a timely and courteous manner, and generate work orders directed to vendors or maintenance staff. Follow-up with the tenant to ensure satisfactory resolution of the issue
Conduct periodic inspections of the property and tenant spaces to ensure compliance with leases and the proper upkeep of the property
Production of departmental reports
Coordination of tenant move-in and move-out, including inventory of all property and personal effects
Ensuring the good repair, safe conditions, and regular maintenance of all company properties up to Docler standards and to lease/ landlord's specifications
Acquire bids for necessary services to be provided, coordinate contractor appointments, and oversee repairs to completion
Ordering of any necessary repair parts for needed repairs
Coordinating with landlords, subcrontractors, and associations for items related to properties including but not limited to: receiving and submitting estimates, invoices, and overseeing project progress and completion.
Coordinating with other proprerty and house staff to ensure smooth operation, timing of repairs, and upkeep, delegating tasks as necessary
Building tours, key assignment, and parking arrangements for Docler Staff
Maintaining all property permits, payments, and taxes up to date. Maintain Spreadsheets and all pertinent maintenance and upkeep information on company database

The check can be for multiple reasons such as signing bonus, supplies, etc. The victim will be instructed to deposit the check and use the money for any of these reasons and then instructed to send the remaining funds to the fraudster. The check will bounce and the victim is left responsible.
