Assistant Property Manager

Avenue5 Residential, Inc. is currently seeking a stellar Assistant Property Manager to join its dynamic and growing team! Leadership
o Assist Property Manager with the assignment of duties to staff members within scope of Job Description, as directed; assist with generation of team schedules upon request.
o Disseminate communication to team members when specified from Property Manager and/or corporate offices.
o Participate in and promote staff completion of all required training initiatives; provide training to other staff members when and where necessary.
o Help create and maintain a positive company culture for employee retention.
o Maintain a professional demeanor and appearance at all times, promoting the same to entire team.
o Keep abreast of company-wide initiatives and gain buy-in from team mates.
Operations
o Adhere to company best practices and federal Fair Housing requirements during all phases of the prospect/resident lifecycle, from initial prospect inquiry to resident move out (i.e. touring, application processing, security deposits, rental rates, lease administration, resident complaints, legal processes, renewals, etc.)
o Ensure apartment is ready for move-in as scheduled.
o Monitor renewal status and lease expiration matrix. Distribute and follow-up on renewal notices.
o Understand and effectively communicate screening criteria, application forms/processes, lease agreement and accompanying addenda.
o Comply with and help ensure staff adherence to all company policies and procedures.
Financial
o Accurately process all payments to the accounting software system in strict accordance with company policy (including timely deposit of all monies received).
o Manage property delinquency by regularly monitoring collection reports and making timely and regular contact with past-due residents via telephone, door knocking, small balance and legal notices (when appropriate).
o Participate in the annual operating budget process, as directed. Adhere to approved budgets.
Marketing/Retention
o Greet and welcome all visitors to the community using exceptional customer service and prospect qualifying/sales techniques to ensure leasing and retention goals are met.
o Understand the local rental market and economic factors affecting occupancy and leasing; regularly shop other properties within submarket to maintain up-to-date knowledge of competition.
o Understand, embrace and utilize various marketing platforms as directed.
o Foster a positive, active and collaborative relationship with residents, other communities and associated agencies.
MUST HAVE:
o High school diploma or equivalent is required.
o At least 1 year of experience in the property management industry. Apartment leasing experience or a combination of accounting skills/education with customer service experience is preferred.
o Ability to operate 10-key calculators, copy/scanner/fax machines, and other office equipment.
o Solid understanding of federal Fair Housing laws and any other applicable local, state or federal housing provisions.
o Ability to read, write, understand, and communicate in English.
o Proficiency at Microsoft Office Suite and ability to quickly learn other software applications.
o Ability to make immediate decisions to resolve problems using common sense while maintaining the integrity of company policy.
o Ability to work successfully with a variety of personality types and successfully resolve conflict with potential and existing residents, as well as fellow employees.
o Exhibit overall dependability to able to consistently meet deadlines.
o Exceptional customer service and sales abilities.
o Ability to communicate in a professional manner.
o Ability to prioritize and meet deadlines.
o Skillful in organization, prioritization, and time management. Able to handle multiple tasks simultaneously.
o Ability to use discretion and maintain confidentiality.
o Required to maintain a regular schedule which may require working overtime, weekends and non-traditional holidays. Additionally, when required, be on-call and provide assistance during staffing deficiencies.
o Occasional travel may be required.

Don't Be Fooled

The fraudster will send a check to the victim who has accepted a job. The check can be for multiple reasons such as signing bonus, supplies, etc. The victim will be instructed to deposit the check and use the money for any of these reasons and then instructed to send the remaining funds to the fraudster. The check will bounce and the victim is left responsible.
