REGISTRATION & LOCK SPECIALIST


Position Overview:
The Registration & Lock Specialist is responsible for performing a variety of functions which involve
providing support services to the brokers for input of new loans and locking the rate with Secondary
Marketing. Major emphasis includes RESPA/FEE input for all wholesale originations. The Registration &
Lock Specialist ensures loans are within RESPA guidelines and disclosed correctly to limit potential
losses.

Responsible for wholesale rate lock requests at submission and the communication with
Secondary Marketing Department and broker within a designated cut off time.
WHOLESALE
Input daily submissions on daily origination log
Review broker GFE, MLDS, NMLS for accuracy and determine file is compliant within RESPA
and CFPB guidelines in order to accept the submission
When a loan is accepted, download the transaction into Empower, input fees, order appraisal,
validate the data integrity and print RESPA documentation
Communicate with the broker and Account Executive for status of submission and or issues with
the file
Make sure the loan applications and documents are downloaded and properly disclosed within
designated timeframes
All loans must be RESPA'd within 3 days

LOCKS
Review locks at submission
Input locks for wholesale on empower and validate pricing and rate
Send new RESPA disclosures to borrower
Send confirmation to Secondary Marketing and to the broker
Understand the pricing and the LLPA'S and how they apply

Minimum
Qualifications:
Required 2 years' previous mortgage lending experience with a financial institution
Must be able to interpret and understand the acceptance of Good Faith Document
Must be able to coordinate a high level of activity under a variety of conditions and constraints
Required good comprehension of residential loan documentation
Ability to operate a computer with Windows-based programs MS Office Suite
Analytical thinking ability, accuracy, detail oriented, multitasking, diplomacy, and professionalism
are required
Excellent organizational and time management skills with strong attention to detail
Strong written and verbal communication and conflict resolution skills
Confidentiality with privacy sensitive customer documents, as well as employee related issues
Knowledge in Loan Origination System such as Empower is a plus
Customer service and loan processing experience a plusEstimated Salary: $20 to $28 per hour based on qualifications.

Don't Be Fooled

The fraudster will send a check to the victim who has accepted a job. The check can be for multiple reasons such as signing bonus, supplies, etc. The victim will be instructed to deposit the check and use the money for any of these reasons and then instructed to send the remaining funds to the fraudster. The check will bounce and the victim is left responsible.
