Facilities Maintenance Manager (Engineering Coordinator)

Engineering Coordinator
Objective: Supervise the maintenance of the buildings, grounds, security and mechanical assets of the Community.

ESSENTIAL DUTIES AND RESPONSIBILITIES
The following duties are normal for this position. This list is not to be construed as exclusive or all inclusive. Other duties may be required and assigned.

Works with Director of Engineering in overseeing the total operation and maintenance of the community.
Directs and plans the day-to-day work of maintenance Team Members, including sorting out work orders and schedules.
Investigates and resolves resident maintenance problems.
May receive after hours calls for maintenance emergencies.
Orders parts, operating with budget guidelines.
Works with and advises management on problem areas and new developments within the maintenance department.
Works closely with, and oversees contractor work.
Keeps up to date records and files on all projects.
Other duties as assigned by the Supervisor.


SUPERVISORY RESPONSIBILITIES

Under supervision of the Director of Engineering, leads the Building Operations department. Responsibilities include interviewing, hiring, and training Team Members; planning, assigning, and directing work; appraising performance; rewarding and disciplining Team Members; addressing complaints and resolving problems.

Educational Requirements and
Experience:
High School Diploma or Technical degree in related field.
Seven years maintenance experience.
Three years supervisory experience in a maintenance department.
Must have HVAC experience or training.
Working knowledge of machinery, tools, repair techniques, plumbing, electrical and related repair.
Experience with electrical systems, phone systems, fire panels, emergency response systems and disaster preparedness.

Knowledge, Skills and Abilities:
Language Ability:
Ability to communicate effectively speaking the primary language of the residents.
Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals.
Ability to write routine reports and correspondence.
Cognitive Demands:
Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form. Ability to deal with problems involving several concrete variables in standardized situations.
Computer Skills:
Basic computer skills required. Knowledge of Micro Soft Word and Excel.

ENVIRONMENTAL ADAPTABILITY

Works both indoors and outdoors.
Possible exposure to high heat and cold temperatures.
Possible exposure to heights over six feet, working in confined areas, working with skin irritants, chemicals and radiation.
Possible exposure to unpleasant odors.
Possible exposure to chemicals as identified in the MSDS Manual.
Continuous exposure to residents who are ill, confused, irritable and irrational.

The fraudster will send a check to the victim who has accepted a job. The check can be for multiple reasons such as signing bonus, supplies, etc. The victim will be instructed to deposit the check and use the money for any of these reasons and then instructed to send the remaining funds to the fraudster. The check will bounce and the victim is left responsible.
