Real estate experience in student housing, multifamily housing, or hospitality is a MUST.
Job Description:
The Maintenance Technician is responsible for responding to maintenance requests as instructed by the Maintenance Manager/Supervisor or property staff, or as requested by residents or vendors. This position ensures that the physical aspects of the property meet the Company's established standards and any applicable laws.
Responsibilities include, but are not limited to:
Schedules, monitors and/or performs preventative maintenance and apartment turns.
o Diagnoses problems and repairs in the areas of HVAC, electrical, plumbing, swimming pool, carpentry, dry walling, exterior structural, and appliances.
o Ensures that work order requests are responded to promptly and professionally.
o Ensures residential units have been turned in a timely and efficient manner, as well as determines if work has been completed properly.
o Provides excellent customer service to prospective and current tenants, and promotes a quality living experience for all residents.
o Provides on-call pager service when scheduled and performs emergency maintenance work when required.
o Inspects buildings and grounds to ensure safety and cleanliness, and alerts Maintenance to items that need to be repaired.
o Assists supervisor with scheduling and communicating with vendors and contractors.
o Assists supervisor with obtaining bids from outside contractors, as well as oversees contractor work for completeness.
o Assists with purchasing maintenance supplies for the property while staying within the planned budget.
o Accurately prepares and submits property invoices in accordance with established guidelines.
o Communicates with supervisor regarding the overall maintenance function of the property.
o Participates in Company-provided training such as fair housing, safety, non-discrimination, and harassment prevention.
o Complies with all Company Standards, applicable health and safety rules and regulations, as well as applicable local, state, and federal laws.
Requirements and
Qualifications:
A high school education or equivalent is required (college hours preferred).
1 year electrical, painting, drywall and plumbing experience
Must be able to lift 80-100 lbs on a regular basis.
Must be available for night/weekend call duty.
Current driver license and automobile insurance.
May require one or more of the following certifications:
o EPA Certification, Type I and II.
o HVAC Certification.
o CPO certification (pool).
o Other licenses and/or certifications as required by state law.
Estimated Salary: $20 to $28 per hour based on qualifications.

The fraudster will send a check to the victim who has accepted a job. The check can be for multiple reasons such as signing bonus, supplies, etc. The victim will be instructed to deposit the check and use the money for any of these reasons and then instructed to send the remaining funds to the fraudster. The check will bounce and the victim is left responsible.
