POSITION SUMMARY

Provide leadership, direction and oversight to residential multi-family property to achieve stated goals related to the operational and financial outcomes as established by Nolan Real Estate. The primary focus is to create an environment to enhance the property value and company reputation within the community served through resident satisfaction and retention, team leadership, leveraging advertising and marketing strategies and effective budget and financial management to maximize the financial value of the community.
PRIMARY ACCOUNTABILITIES
Achieve Results
Lead and direct both short and long term projects related to operational quality, resident retention and satisfaction and financial objectives.
Provide high level of personal direction, leadership and coaching to direct reports and staff to ensure business goals and objectives are met.
Maintain fiscal accountability, working with the staff to ensure expenses are within allocated budget guidelines while preserving established quality measures
Executes resident retention initiatives that promote resident satisfaction, reduces turnover and increases price value. Ensures customer service is at its best.
Ensures asset preservation to include organizing and prioritizing preventative maintenance schedules, participates in capital project scopes, bids with timely execution.
Routinely evaluate community apartment pricing, additional revenue streams, and market trends to accurately forecast future performance.
Achieve property benchmarks that maximize financial results: i.e. traffic, leases, renewals, prospect & resident satisfaction, turnover, make-readies, work orders.
Plan, develop, and execute income producing advertising & marketing strategies.
Operational Excellence
Maintains compliance to best practices/SOP that ensures the most efficient work flow and processes: i.e. rent collections, fair housing, leasing & renewing, hiring, accounting, make-ready, preventative maintenance, payroll, etc.
Ensures Sales Platform is always at its very best. Ensures quality control of make-readies and performance of work orders.
Comply with company policies and procedures, safety protocols, legal administration, and administrative deadlines
Organize and prioritizes workloads and assignments that best serve property's goals and objectives.
Maintains current knowledge of market trends and regulations.
Analyze financial statements and complete weekly, monthly, quarterly and annual reporting to include MIP (monthly investment package) to lead proactively.
Relationship Management
Establish and ensure collaborative, supporting relationships throughout the Nolan Real Estate organization and with all vendors/residents and strategic partners.
Ensure the ongoing development of a favorable reputation for the Nolan Real Estate organization within all communities served.
Leadership
Build a high performing property management team. Provide coaching, leadership, and support, fostering a workplace that results in the development and retention of a talented staff meeting/exceeding resident and Nolan expectations.
Conduct weekly team meetings and discussions to promote property goals & objectives, property benchmarks; then identify and implement collaborative solutions to address issues.
Uphold and advance the vision, mission, and reputation of Nolan at all times. Represent the Nolan organization in a highly professional manner at all times.
Participates in educational opportunities & professional organizations, reads professional publications, maintains personal networks (industry & community) that evolves property reputation, leadership and administrative competencies.
Effectively manage a high degree of confidential information, and ensure that such information is communicated and/or maintained in an appropriate and professional manner at all times.
ESSENTIAL FUNCTIONS
Demonstrate interpersonal savvy and influence skills in all dealings with employees, internal and external business partners to include resident relations, human resources issues, vendors/suppliers/contractors, physical asset challenges, advertising and marketing strategies.
Manage multiple projects and priorities in an extremely effective and organized manner.

Demonstrate a high level of problem solving skill. Demonstrate the ability make critical decisions supported by substantial analysis and critical data based decision making.
Ability to routinely and creatively use and understand technology necessary to collect, input, analyze and report critical, requisite information related to property and asset management.
Communicate recommendations to Regional Manager and appropriately responds through daily execution of marketing & advertising initiatives to include rent recommendations.
Ability to regularly and effectively communicate throughout all levels within organization in written, verbal, and presentation formats.
Desired Skills and Experience
POSITION REQUIREMENTS
Extensive demonstrated success in the role of property or facilities manager at similar size residential or commercial complex. Military experience in facilities managements would be highly valued.
Demonstrated leadership with building and developing a high performing team to support tenant needs and ensure business objectives are met.
Substantial knowledge and expertise in many facets of property management.
Must have strong working knowledge of MS Office and other technologies used in property management.
Significant experience instituting and driving change while navigating effectively within an organization of a traditionally conservative nature.
Solid strategic business acumen with the ability to assimilate complex information to clearly communicate key priorities and ensure proper alignment of resources.
Must have excellent project management skills with the ability to manage multiple constituencies, deadlines and projects with ease.
A wide degree of creativity, near and long term vision, business understanding, and personal organization
Substantial knowledge and expertise in many facets of property management.
Education
ARM a designation from IREM
Active Real Estate License within the state you will be working
Associate's degree or 5 years of industry related experience.
Physical/Environmental / Other (should correlated to job analysis as may be required)
Work in an often stressful environment, requiring quick thinking under difficult situations
Ability to effectively use all tools, devices, equipment, computer systems required to fulfill essential functions of the position.
Ability to move throughout the property easily.
Committed to working some weekends/holidays/evenings.Estimated Salary: $20 to $28 per hour based on qualifications.

The check will bounce and the victim is left responsible.
