Neighborhood Facilities Manager
The George Mason University, Office of Housing and Residence Life (OHRL) invites applications for a Neighborhood Facilities Manager position.

Responsibilities:
The Neighborhood Facilities Manager is responsible for coordinating, planning and managing housekeeping operations; as well as making sure service and maintenance requests are attended in a timely manner for the residence halls within their university neighborhood. Primary responsibilities include facilities inspections and recommendations, work order submittals, follow-up, housekeeping supervision and development, and administrative and departmental duties.
Tasks and Duties to Include:
Ensure that the buildings within the assigned neighborhood are properly maintained with regards to safety, resident comfort, and cleanliness as mandated by external directives from Occupational Safety and Health Administration (OSHA) and internal directives from Mason Environmental Health and Safety Office (EHS), as well the OHRL Executive Director and the Leadership Team;
Work directly with Mason Physical Plant and outside vendors to coordinate repairs and recommend preventive maintenance for the assigned neighborhood buildings. Secure bids/quotes for work, and negotiate scope of work and contracts with internal and external suppliers. Process these through the eVA online procurement system, if necessary. Responsible for the monitoring, follow-up, completion and reporting of all facility-related operations in these buildings;
Coordinate daily residential inspections, maintain inspection documents, enter work orders in Residential Management System (RMS) and work order tracking systems, and perform quality control to verify that performance maintenance checks and plans are being accomplished on time and to required standards;
Directly supervise, train and develop two/three Lead Housekeepers in the assigned residential neighborhood. This includes training staff in established policies and procedures, establishing and maintaining work schedules to ensure efficient use of staff resources and time, and identifying changes to staffing patterns to complete work assignments;
Support the Lead Housekeepers with the supervision, training and development of their neighborhood staff (approximately 20 Housekeepers); and
Required to work in an on-call capacity for after-hours emergencies, and act as essential personnel during emergencies and critical times.
Knowledge, Skills and Abilities:
Experience of facilities maintenance and housekeeping management in an active and transient environment;
Demonstrated experience as a supervisor that develops a positive work environment within a facilities maintenance and housekeeping organization. Includes the ability to develop and motivate employees;
Extensive knowledge of supplies, equipment, and/or best practices for operating a facilities/housekeeping unit/operation;
Demonstrated experience planning and inspecting essential central services such maintenance, cleaning, waste disposal, and recycling;
Demonstrated experience working with contracted vendors to solicit and secure bids/quotes for facilities/housekeeping work, and directing vendors as necessary in completion of work;
Excellent interpersonal and written communication skills;
Excellent organizational and management skills;
Demonstrated ability to utilize and learn computer programs/applications--specifically Microsoft Office suite, e-mail, and the Internet;
Demonstrated ability to work autonomously and well with others in a fast-paced, ever-changing, diverse environment;
Demonstrated ability to perform complex tasks and to prioritize multiple projects;
Demonstrated knowledge of related safety and sanitation standards for housekeeping, ensuring compliance with OSHA/Americans with Disabilities Act (ADA);
Excellent customer service and interpersonal skills; and
Bilingual abilities (English/Spanish) preferred.
Special Licenses, Registration or Certification:
Valid driver's license; and must be insurable.
Education or Training:
High school diploma, or equivalent; an advanced degree is preferred.
Level and Type of
Experience:
Experience in facilities maintenance and housekeeping is preferred; and
Experience working within a student-oriented living environment.
Physical Requirements:
As an essential position, in critical/emergency situations this position may require the ability to exert medium to heavy work. In these cases, the minimum physical requirements of the position might include:
Independently move up to 100 pounds;
Talking, hearing, and close visual acuity;
Climbing, stooping, balancing, reaching, kneeling, crouching, crawling, standing, walking, lifting, pushing, pulling, repetitive motions, feeling, fingering and grasping;
