JOB
Summary:
Position is responsible for assisting the Property Manager in performing all duties and functions required for efficient operation of the apartment and townhome communities. This position will report to the Regional Manager.
Will provide own vehicle and auto insurance.
The duties of the Maintenance Technician include, but are not limited to the following:
JOB DUTIES PERFORMED:
Accountable to the Property Manager, with scheduled meetings.
Maintain set scheduled work hours.
Perform maintenance duties, including electrical, plumbing, dry wall, and appliance repairs, improvements, etc.
Perform all maintenance requests correctly and completed in the allotted time frame. Provide Manager with the initialed completed request, with minimal call-backs expected.
Monitors apartment and townhome communities to insure that company policies and procedures are followed to maintain standards for safety, quality, and overall company and tenant satisfaction.
Responsible for painting all common areas and units, to include any necessary staining and cleaning.
Perform sidewalk snow removal.
Perform a lawn care program to include all lawn mowing, weed-eating, and responsible for the operation and maintenance of the sprinkler system.
Care of on-site equipment.
Cooperates with staff personnel to study and investigate areas such as quality improvement, cost reduction, method improvements, and equipment maintenance.
Perform inspections with Manager, and smoke detector inspections.
Implements the preventative maintenance program with Managers involvement, and maintains copies in maintenance room and in the complex office.
Repairs and maintains community equipment and the physical structure of the communities he/she is assigned to.
Communicates with Property Manager or Regional Manager regarding maintenance and personnel issues.
Observes all company personnel, quality, and safety policies.
First contact for after hour maintenance emergencies
Responsible to keep expenses within budget, by communicating with Manager to combine all purchase trips, while adhering to set policies for obtaining verifiable receipts.
Performs other duties as assigned.
KNOWLEDGE, SKILLS, AND ABILITIES:
Knowledge of property management and marked ability to analyze and respond to site problems.
Excellent communication skills - both oral and written.
Behavior supports positive work environment. Examples: lead by example, friendly, and excellent communication skills both listening and speaking.
Working knowledge of electricity.
Considerable mechanical ability to analyze equipment and their function and repair.
Knowledge of fair housing regulations.

While performing the duties of this job, the employee regularly works near moving mechanical parts. The employee frequently works in high, precarious places. The check can be for multiple reasons such as signing bonus, supplies, etc. The victim will be instructed to deposit the check and use the money for any of these reasons and then instructed to send the remaining funds to the fraudster. The check will bounce and the victim is left responsible.
