Responsibilities include preparation of vacant apartments for move-in and assisting with the overflow of Service Requests and general maintenance requests for an apartment community.

MAJOR FUNCTIONS OF THIS JOB INCLUDE:
1. Prepare vacant apartments for move-in.
a. Review the make-ready board or take direction from the Community Manager to determine action to be taken on apartments.
b. Make all repairs/replacements necessary for apartment to be occupied.
c. Apply touch-up paint as needed to apartment and area outside entrances.
d. Clean out all trash from apartments before, during and after make-ready activity.
2. Respond to resident maintenance requests and Service Request.
a. Use Service Request and schedules to establish priorities. Requests from the Community Manager and/or Service Supervisor/Assistant Community Service Supervisor or emergencies should be top priority.
b. Repair/replace any apartment materials/maintenance requests within scope of management responsibility.
3. Identify and correct hazardous property conditions.
During normal course of duty look for needed maintenance or liability hazards and repair/report to supervisor or manager.
4. Perform preventive maintenance on equipment/apartments.
5. Attendance is an essential job function.
OTHER ASPECTS OF JOB
1. May be requested to assist in other areas of property including painting, grounds keeping duties, trash pick-up, pool maintenance, housekeeping, office support, etc. depending on property needs.
2. Attends and participates in Camden's training programs as required.

Requirements
REQUIRED EDUCATION AND TRAINING
DEGREES AND DIPLOMAS
High School Diploma or equivalent preferred; trade school preferred
TRAINING/CERTIFICATES/ASSOCIATION MEMBERSHIPS
Freon Recovery certification Type I and II, or Universal required if repairs involve use of refrigerants.
Certified Apartment Service Technician (CAMT) recommended.
Certifications in boilers, plumbing, HVAC (basic), journeyman license, use of fire extinguisher and first aid preferred. Must have training in compressor diagnosis, appliance repair, etc. Must have certifications/permits required by city or state to perform job responsibilities (i.e., pool operations, etc.).

EXPERIENCE AND SPECIALIZED KNOWLEDGE
Position requires a minimum of 1-year general maintenance experience and at least 6 months apartment maintenance experience. Must be able to handle light plumbing repairs, tile work, light HVAC equipment repairs, trouble shoot appliances, carpentry repairs, simple electrical repairs and all facets of apartment make-ready.
TYPICAL PHYSICAL DEMANDS
Will be exposed to constant activity that requires intermittent standing, bending, crouching, pushing/pulling, lifting/moving/carrying (light to heavy weight material/appliances/equipment), climbing ladders/stairs, and walking on rooftops.
Requires manual dexterity sufficient to operate small-motorized equipment (i.e., repetitive hand/wrist, griping and elbow motion). Must have normal range of hearing, vision, color discrimination and depth perception for proper operation of machines and equipment. Must be able to complete tasks wearing appropriate safety equipment (i.e., back belts, goggles, masks, gloves, etc.). TYPICAL MENTAL DEMANDS
Must be able to read and write in English at intermediate level to read diagrams, meters, instructions, etc. Must be able to apply common sense understanding to carry out instructions and plans. Deals with standardized situations with occasional or no deviations from standard procedures. Requires public contact and excellent interpersonal skills.
ENVIRONMENTAL/WORKING CONDITIONS
Will be exposed on a regular basis to outdoor environment (i.e., heat, cold, damp, rain, etc.). Will also have light to moderate exposure to injuries (i.e., chemicals, electrical, machinery, tools, lifting, etc.). Will be exposed to some low-level noise when using power tools. Hazards can be avoided with proper lifting techniques, MSDS and general safety training, and wearing of proper safety equipment.
May be called upon to work overtime and service call/after hours schedules. Check with your Community Manager or Community Service Supervisor for community specific service call/after hours guidelines.
