Under the supervision of the Property Manager, the Compliance Specialist is responsible to oversee Affordable Programs and the overall management of resident income verifications.
Duties will be performed following company procedures and in accordance with EHO and EEO regulations and guidelines.
Previous Tax Credit experience a MUST.
Essential Duties and Responsibilities
Assist in coordinating all details of renewals and annual recertification.
Assist in performing routine audits of on-site files and ensure to correct problem areas with the Property Manager.
Assist in monitoring timely collection of paperwork needed for recertification.
Assure that re-certification letters to residents are sent out 120 days prior to initial certification.
Assist office staff with problems and complaints in regards to tax credit paperwork.
Accurately process paperwork and ensure all data in the resident files such as income, credit reports, assets etc. are kept confidential.
Prepare and maintain resident files according to company policies.
Assist in initiating the lease renewal process and forward completed packets to the Compliance Manager for approval.
Process maintenance service requests.
Actively participate in maintaining good resident relations in the community.
Handle any other special assignments which may be given from time to time by the Property Manager or Regional Property Manager.
Provide proper phone etiquette when answering the office phone lines.

Computer Skills
To perform this job successfully, an individual should have knowledge of Accounting software; Spreadsheet software and Word Processing software.
Education and/or Experience
One year certificate from college or technical school; or three to six months related experience and/or training; or equivalent combination of education and experience. Prefer 4 year college degree. Strong knowledge of LIHTC regulations.

The check can be for multiple reasons such as signing bonus, supplies, etc. The victim will be instructed to deposit the check and use the money for any of these reasons and then instructed to send the remaining funds to the fraudster. The check will bounce and the victim is left responsible.
