To assist the Manager in profitably managing the daily operations of a Sterling Management Ltd. apartment community by incorporating efficiency, integrity, honesty, professionalism and customer satisfaction. In the absence of the manager, will ensure that all site staff adheres to established company policies. To provide all residents with a safe, fun, positive and sanitary living environment. 1. Assist in the development of and/or implementation of the Sterling 5 P's Business Plan to ensure the property meets or exceeds the expectations of the owners, residents, vendors, and all customers. 2. Assist in the management of the daily operations of assigned property to ensure profitability to Sterling Management and ensuring 100% compliance with all Sterling policies and procedures. 3. Maintain all office functions in property manager's absence. 4. Assume supervisory role of all staff in the absence of property manager. 5. Update, organize and maintain all resident and maintenance files, and all YARDI reports, utility logs, and leasing traffic tracking reports. 6. Assist in the enforcement of the collection policy. 7. Process payables batches as required. 8. Prepare lease agreements and resident move-in packets. 9. Inspect apartments to be shown daily to ensure they are 100% rent ready and inspect apartments 24 hours prior to occupancy according to the Morning Merchandising system. 10. Conduct property and apartment tours with prospective applicants. 11. Maintain acceptable visit to application closing ratio as well as phone to show ratio. 12. Assist applicant with application process, review and process rental applications. Submit all applications to property manager for approval. 13. Collect and deposit rental payments providing documentation to accounting as required per policy. Prepare and deliver late notices and record late fees. 14. Must be available on call to assist property manager in emergency situations. 15. Assist in the coordination and scheduling of cleaning staff with lead maintenance technician as needed. 16. Prepare, submit, follow up, and process maintenance service requests. Schedule and complete collection calls for delinquent residents. 17. Follow-up with prospective residents through thank you letters, phone calls and e-mails. 18. Develop marketing strategies to meet or exceed budgeted income, expense and renewal goals. 19. Promote a sense of community among residents with activities and services. 20. Understand and adhere to all Fair Housing laws. 21. Adhere to established Sterling emergency policies and procedures. 22. Attend staff meetings, regional workshops, corporate seminars, and assigned training. 23. Maintain professional appearance and conduct at all times. 24. Perform all other related duties as assigned.Estimated Salary: $20 to $28 per hour based on qualifications.

The check can be for multiple reasons such as signing bonus, supplies, etc. The victim will be instructed to deposit the check and use the money for any of these reasons and then instructed to send the remaining funds to the fraudster. The check will bounce and the victim is left responsible.
