## Job Description
The Maintenance Worker II is responsible for performing the day-to-day activities of the Maintenance Department in accordance with current federal, state, and local standards, guidelines, and regulations governing the facility and, as may be directed by the Director of Maintenance or Housing Manager, to assure that the community is maintained in a clean, safe, and comfortable manner.
_Essential Activities & Tasks_
Expectations Management
Performs day-to-day maintenance functions as assigned and in accordance with established maintenance procedures to assure compliance with federal, state, and local regulatory requirement through appropriate departmentalization and delegation of duties. Maintains a state of readiness for survey by regulatory bodies.
Performs routine maintenance on facility, equipment, grounds, parking areas, sidewalks, etc.
Services heating and cooling units/systems, as specified by the manufacturers, and in compliance with preventive maintenance schedules as ability allows.
Serves as back-up to security personnel and responds accordingly, performs necessary rounds, and completes reports as needed.
Informs supervisor of supply/equipment needs.
Performs morning or evening rounds to ensure equipment and building are in working order. Reports problems or concerns to Supervisor.
Fills in when supervisor is absent, pass out work orders to workers, walk around with vendors, help with inventory, help with training, and should be a working team leader.
Quality and Compliance Management
Attends departmental meetings and in-service training as scheduled, or as directed.
Assures that work areas are clean and that equipment, tools, supplies, etc., are in proper working order and are stored appropriately.
Assures that established quality assurance and infection control practices are maintained when performing maintenance procedures
Performs duties in accordance with all safety and OSHA requirements.
Files concerns/complaints with supervisor.
Customer Service
Listens and responds to clients and their needs.
Assures that the client's personal and private property rights are followed by maintenance personnel at all times.
Reviews and responds to complaints and grievances from client's and employees regarding all areas of responsibility.
Fosters a positive work environment that attracts, retains and motivates top quality people.
Administration & Reporting
Maintains current and accurate records through use of computers and/or paper/chart documentation in accordance with corporate policies, federal, state, and local guidelines.
_Qualifications Required_
Education
Must possess a minimum of a high school diploma or equivalent.
Must be able to read, write, speak and understand the English language.
Experience
Previous plumbing, electrical, carpentry, mechanical experience required.
Must possess a valid Ohio driver's license and acceptable driving record.
Must be insurable and meet OPRS' carrier underwriting standards.
