SUMMARY OF DUTIES:
Coordinate, perform and ensure general inspections, calibrations, troubleshooting, repair, testing and maintenance of all types of HVAC, electrical, lighting, fire, life, safety, and facility systems. Coordinate, perform and ensure the provision of additional facility maintenance services includingcarpentry, plumbing, painting, snow removal, and CMMS system data entry to maintain client's building infrastructure and grounds in a commercial office facility. Interaction and coordination with the customer representative and/or their approved vendors to ensure work requests are completed safely, with quality workmanship and as scheduled in a timely manner as outlined in the SLA's for the account.

SUMMARY OF ESSENTIAL JOB FUNCTIONS AND
Responsibilities:
Ensure mechanical systems are regularly inspected, calibrated, maintained, tested and repaired as needed and required for all types of facility systems including HVAC, electrical, lighting, fire, life, safety,boilers, refrigeration units, compressors, motors and pumps and all associated controlsand ensure the provision of facility maintenance services includingcarpentry, plumbing, painting, landscaping and snow removal to maintain client's building infrastructureand grounds.
Perform and/or participate in safety training as per DTZ policy
Perform and/or ensure routine inspections, preventive maintenance, calibration, functional and operational testing of facility systems and equipment occurs
Utilize CMMS computer system to document tasks performed and maintain equipment histories including parts replaced, hours worked, time to respond, and time to complete.
Responsible for completing and data input for all assigned work orders (both corrective and PM) in a timely manner.
Ensure equipment, tools, and work areas are maintained in a clean, safe and orderly manner.
Utilize and have a thorough understanding of national and local codes for equipment repair. Ensure all work is performed in accordance with OSHA, state and municipal requirements and DTZ safety policies.
Ensure performance of quality work and regularly communicate repair status of devices and systems to Account Manager.
Interaction, coordinating and leading work tasks with informal and formal teams, with other employees and customer representatives from various departments demonstrating a professional demeanor at all times.
Required to work with, schedule and coordinate activities of other vendors including specialists
Perform all other tasks as assigned by Account Manager in response to the needs of the client
Ensure daily surveys of buildings occur to identify repair and preventive maintenance tasks/needs.
Report to Account Manager on a regular basis (daily/weekly) on conditions relative to general operations, safety and day to day activities in the facility
Responsible for coordination and participating in training and continued professional development in the areas of advancing technology, safety, and general skill improvement.
Available forON CALLduty on nights, weekends and holidays to address emergencies
Have the ability to work flexible hours to accommodate client needs

SUPERVISORY
Responsibilities:
Provide input to Account Manager for team member's annual performance evaluations
Ensure various training (safety and other required training) is delivered to team member(s) as appropriate and/or required
Participate in budget development as appropriate and/or requested
Adherence to budget as it relates to responsibility of services provided
Process weekly payroll, manage material spend, manage subcontractors, issue PO's for large dollar purchases, pay small dollar invoices with corporate Pcard, share P&L responsibility for the account with the regional director of operations
Ensure required safety training is delivered on time and training is properly documented per UGL Services policy
Ensure annual Job Risk Review (JRR) is completed on time and out of compliance issues are addressed in a timely manner

PERFORMANCE GOALS:
Safety - Follow and ensure DTZ safety policies and training are in place and in accordance with contractual requirements
Cost - assist account leadership to meet financial targets
Quality - Responsible for meeting goals as outlined in the SLA's for work completion, callbacks and customer service issues

Thorough working knowledge of all trades related to the facility services being provided
Extensive mechanical ability and aptitude on all mechanical systems.
Above average computer skills are required; operating knowledge and trouble-shooting of equipment via Building Management System is required.
Proven ability to work professionally and cooperatively with others.

Associate's degree (AA) or equivalent from two-year college or technical school; or 3 to 5 years related experience and/or training; or equivalent combination of education and experience.
Universal refrigerant license
Ability to read, analyze, interpret, communicate and demonstrate information and activities typically found in general business periodicals, professional journals, technical procedures or governmental regulations.
Ability to apply concepts such as formulas, fractions, percentages, ratios, and proportions to practical situations.
Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists.
Ability to interpret a variety of instructions furnished by Account Manager in written, oral, diagram or schedule form
Increase knowledge and operation of specialized equipment through study of all manufacturer manuals and installer instructions.
