The Facilities Manager is responsible for supporting Operations in maintaining their restaurants and equipment while maximizing up time and minimizing costs. This includes assisting in the oversight of work performed by outside contractors, evaluating service contracts, supporting company roll-outs and capital expenditure projects, execution of planned maintenance services and managing store refresh projects. This position is also responsible for assiting the Operators in managing the Unlanned R&M; accounts to budget and quality control and cost management associated with Facility Maintenance.
Essential Functions:
Oversee the repair and maintenance and facilities management of assigned restaurants in support of Operations Management
Evaluate and audit R&M; & PM accounts each period through data provided by FM and accounting; create tracking of accounts to monitor trends and effect desired change
Work with Facility Maintenance to identify high cost regions and based on findings, develop a plan of action to reduce expenses where applicable
Support Operations in deriving maximum benefit from Facility Maintenance from both a cost and quality perspective
Manage design upgrades and new roll out projects
Participate in Period Operating Review meetings with the Operations Team and FM personel to identify areas of advancement and improvement of the Facilities program
Acts as the project and rollout leader for the Facilities Management department
Acts as the liason on new store turnovers between Construction and Operations
Is the technical resource for Risk Management, Lease Administration, Accounting, Design, and Test Kitchen.
Review and advise Operations on proposals and major CapEx projects
Manage national accounts vendors that are not part of the FM program e.g. Guardian Security, Muzak, Carrier, Coke, Envysion, DMX.
Negotiate service contracts with existing and new service providers
Additional Responsibilities That May Be Performed:
Conduct surveys for capital investment proposed projects and lease renewals Ensure employee and customer safety within the store and on the property by following up on all safety issues found in the units, addressing fire and safety issues, and ensuring compliance with all related inspections
Conduct field level training as it relates to equipment and facilities
Education, Experience and Skills Required:
## Education & Experience
A minimum of 7 years construction or facilities related experience, preferably in the restaurant industry
A minimum of 3 years experience with HVAC, electric and plumbing
## Job-Related Skills
Working knowledge of building construction, HVAC, plumbing, electrical and restaurant equipment
Excellent communication skills both verbal and written
Ability to multi-task, manage time and work independently
Ability to prioritize task and manage multiple deadlines
Basic accounting skills
Proficient in Microsoft Office, including Word, Excel and Outlook
Knowledge of Facility Maintenance and LAWSON systems a plus

This position requires a minimum of 25% travel

This position interacts with all field operators as well as the Operations, Real Estate, Store Design, Risk Management, and Accounting as it relates to all facilities issues within stores.
