Job Description
The Community/General Manager is responsible for the overall operation of the property and the achievement of full market occupancy or 100% occupancy. A primary focus is a residence life/student development program which is consistent with and complimentary to the programs and procedures at the University. Maintains and executes the marketing and business plan for the property in order to achieve full market occupancy or 100% occupancy.

Responsibilities:
Collaborates with the Leasing Manager and the corporate sales and marketing team to develop the Leasing and Marketing Plan and sales strategies to achieve budgeted occupancy for the property; develops, along with the corporate operations team, the Marketing and Business Plan for the property to achieve full occupancy; additionally, develops with input from operations the property budget and is responsible for adhering to the budget and accurately forecasting on a month to month basis; controls delinquency and collections and expenditures. Monitors monthly operating statements and ensures adherence to the budget.
Develops a Capital Improvement Plan and Preventive Maintenance Plan to maintain the value of the asset. Monitors spending and ensures follow-through on specific projects.
Establishes programs which promote the student's educational, physical, and social objectives. Maintains a highly interactive approach with residents and handles problem resolutions to ensure customer satisfaction.
Recruits and hires successful team members and trains staff through department heads; ensure that all departments are operating within policies and procedures and that leases are being processed and that residents' files are being properly maintained and that the property is bring maintained physically, and the business plan is being implemented.
Manages the summer business program (conferences or group bookings) to meet the objectives of the business plan.
Maintains regular liaison with University and remains current with admission standards, admission timing, the academic calendar for freshman, returning residents, transfer students, and both graduate and professional schools. Enhances relationship with the University through periodic meetings and activities.
Develops and executes through staff members activities and events that foster an enjoyable, safe, and positive atmosphere for the residents to encourage resident retention.

Minimum
Qualifications:
Education and Experience - A Bachelor's degree or equivalent and related work experience is required.
Physical and Environmental - The ability to see, hear, speak, comprehend, and communicate are required. The position may require the ability to physically inspect the properties, construction projects, and portfolio, plus the Community Manager must possess any abilities and skills required to carry out the responsibilities outlined above, even if not specifically mentioned herein.
