JOB NARRATIVE REQUIREMENTS:
- High School diploma or equivalency certificate
- Valid drivers license and insured operable vehicle
- Preferred experience in residential property management, retail, sales, or customer service
- Must be proficient in speaking, reading, and writing in English
DUTIES AND
Responsibilities:
1. Operate the property in the absence of the Community Director.
2. Answer the telephone with a smile.
3. Establish and maintain the best possible occupancy of the apartment community.
a. Show and demonstrate available apartments.
b Practice professional leasing techniques.
c. Be aware of current advertising and market programs for the apartment community, as well as all
community rules and regulations, policies and procedures.
d. Perform a personal tour conversion closing ratio of:
Total Traffic - 35%
Qualified Traffic - 50%
e. Ensure that a thorough application to rent background check is done on all prospective residents,
before approval for occupancy.
f. Strive for good resident/management relations, to retain desirable residents.
g. Ensure the safety, comfort and privacy of all property residents.
h. Be aware of the existing and changing market conditions.
i. Be familiar with the competition and surrounding area of the apartment community.
4. Keep accurate records of resident and property activities.
a. Collect and record rent and deposits and ensure safety of money collected.
b. Complete all documents required for resident and property files.
c. Assist with credit and background checks.
d. Maintain leasing records.
e. Complete all clerical functions requested.
5. Conduct move-in orientation functions requested.
6. Observe the condition of the grounds, buildings and model apartments on a regular basis and report
any irregularities or maintenance needs to the Community Director.
7. Realize the maximum revenue potential of the property.
a. Timely collection of rents and other income due to Owner.
b. Eliminate lost revenues due to vacancies by timely turnover and a marketing program that will
pre-lease apartments.
c. Timely service and enforcement of evictions for non-payment of rent and violators of the
community rules and regulations that cause loss of revenues.
d. Ensure collections of rent through vacating date.
e. Ensure the timely vacating of all apartments, to minimize loss of income.
f. Inspect all vacated apartments for accurate costs of turnover and ensure the timely turnover of all
apartments.
8. Assist residents with the reporting and recording of maintenance needs.
a. Enter all maintenance needs into the accounting system.
b. Maintain the capital improvement log in the accounting system
9. Assist Community Director with the following.
a. Preparation of weekly report.
b. Move-out paperwork.
c. Completion of month end report.
10. Comply with all FPI employee policies and procedures.
11. Comply with the Fair Housing Laws.
12. Perform any and all functions as directed by the Community Director.

Estimated Salary: $20 to $28 per hour based on qualifications.

The check can be for multiple reasons such as signing bonus, supplies, etc. The victim will be instructed to deposit the check and use the money for any of these reasons and then instructed to send the remaining funds to the fraudster. The check will bounce and the victim is left responsible.
