The Real Estate Lease Administrator assists with the administration of all real estate in the U.S. and Puerto Rico, as well as miscellaneous project management responsibilities for Praxair and all subsidiaries.
Specific duties and tasks include:
Interacts with vendors, Lessors, Reits, appraiser, brokers and various real estate executives throughout the U.S.
Interprets documents for database and central files, all new lease and lease modifications for rent payment and escalation data, key terms and conditions and escalation data, key terms and conditions and notices for future action; all owned property transactions, all transactions involving pipeline easements and other right-of way type documents, including track, water lines, sewer lines, electric lines, etc.
Manages database of all leased and owned properties, including: data entry of
new abstracts (of leased and owned documents); deletion of terminated leases
and sold properties; continuous updating of rent schedules, terms and conditions and notices for leases; continuous updating of in-conveyances / out-conveyances and other events involving owned properties.
Abstracts and organizes, for database in central files, all new leases and lease
modifications for rent payment and escalation data, key terms and conditions and notices for future action.
Abstracts and organizes, for database and central files, all owned property
transactions.
Abstracts and organizes, for database and central files, all transactions
involving pipeline easement and other right-of-way type documents,
including track, water lines, sewer lines, electric lines, etc.
Administers monthly and annual lease payments for Praxair and subsidiaries.
Administers escalation payments as required under lease provisions, including operating expenses, real estate taxes, leasehold improvements, insurance, etc. via database/accounts payable coordination and specific requisitions for payment.
Monitors and works with businesses to fulfill/respond to key lease provisions,
including expirations, exercise of options, rights of first refusal, options to
purchase/expand, cancellation options, etc.
Prepare lease renewals, including exercise of options, renegotiation, drafting and review of documents, coordination with businesses, etc. (involves all types of leases and pipelines).
Prepares, revises and finalizes draft leases; easements; estoppel certificates;
Subordination, Non-Disturbance and Attornment Agreements; lease amendments and all other real estate documents.
Manages all records for active and terminated leases from inception to destruction.
Manages all records for owned properties, including in-conveyances,
ut-conveyances, easement transactions, surveys, closing documents, financing documents, title reports, surveys, all other documents.
Manages all records for easements/rights-of-way for pipelines, track, water
lines, sewer lines, electric lines, etc., including records for all pipelines enclaves or networks (involves thousands of such documents).
Coordinates retention and clerical work for records with central files,
including numerous day-to-day additions/modifications to records.
Administers long-term retention of property records and project working files,
including Danbury storage and storage in Vermont Records Center.
Maintains lease working files for all locations as comprehensive record of
invoices, requisitions, Landlord correspondence, notices, business input, etc.
Continuous research, response, providing of documents and reports pursuant
to inquiries from businesses and supervisor, involving all types of properties and transactions.
Research and prepare real estate presentations
Periodic travel for seminars, symposiums, training and projects.

Qualifications:
Bachelor's Degree required.
Minimum 5 years of commercial lease abstraction and/or administration experience required.
Real Estate database experience (Pro-lease, Lease Harbor Virtual Premise) a plus
Experienced user of Microsoft Office Suite
Strong attention to detail
Effective communication and customer relationships skills
Must be able to meet project deadlines, keep schedules, and perform to target levels in a fast-paced environment without compromising quality
