Summary:

I. Quarter Close Process:

1. Prepare quarterly property packages and assist Controller in the consolidation process.

a. Prepare Balance Sheet and Income Statements for all properties including all including all support schedules, i.e., income accruals, rent recs, prepaid expenses: prepaid insurance and real estate taxes.
b. Quarterly call and gather all real estate taxes paid by mortgage lender for property package preparation.
c. Go over and discuss all capital improvement additions with construction department, specifically with Andy, to find out completion before entering to FAS.
d. Prepare fixed assets and deferred charge schedules for all properties.
e. Prepare straight-line rent schedules for all properties in Excel and reconcile to Yardi generated report.
f. Prepare and setup consolidation income and balance sheet, comparative income statements, cash flows, and balance sheet review.

2. Prepare support and analysis schedules for review by the Controller and CFO as well as the outside auditors.

3. Assist in preparation of quarterly expense and supplemental reports.

II. Other Duties:

1. Preparation of sales and use tax returns for the sates of Connecticut, New York, and New Jersey on a quarterly basis.

2. Daily review and approve for posting all payable invoices for internal control and 404 purposes.

3. Work with construction department to prepare annual property budgets.

4. Responsible for the preparation of the bank reconciliations for seven bank accounts on a monthly basis.
a. Ensure that all checks including voids are accounted for.
b. Verify that all checks in excess of $30,000 have two signatures.
c. Reconcile Yardi bank account balance to G/L balance and investigate any discrepancies.

5. Assist Controller with Federal and State tax returns.

6. Review lease abstract log for straight-line preparation.

Salary is 50-55K DOEEstimated Salary: $20 to $28 per hour based on qualifications.

The check can be for multiple reasons such as signing bonus, supplies, etc. The victim will be instructed to deposit the check and use the money for any of these reasons and then instructed to send the remaining funds to the fraudster. The check will bounce and the victim is left responsible.
