The Regional Maintenance Manager is responsible for managing the maintenance process for the assigned portfolio and is ultimately responsible for ensuring physical aspects of the properties adhere to company policies and legal standards. The Regional Maintenance Manager may also be responsible for preparing, coordinating and presenting the annual maintenance budget for the portfolio including capital expenditures.

Essential Job Functions
Enhances portfolio performance relating to general maintenance by providing support to property maintenance teams through technical advice and expertise
Ensures quality and quantity of work performed adheres to company policies, procedures and standards; ensuring safety policies and procedures are being followed
Involved in developing annual maintenance budget for assigned portfolio in conjunction with the Director of Maintenance
Collaborates with Maintenance Teams to provide recommendations relating to complex work orders
Responsibility for ensuring that the physical aspects of each property in the assigned portfolio meet the Company's established standards and any applicable laws within the budgeted financial goals of the portfolio for the purposes of safety, appearance and operational efficiency
Manages all capital improvements processes for assigned portfolio under guidance from the Vice-President of Capital Improvements.
Provides oversight of disaster recovery process by ensuring that Maintenance Supervisors and associate teams have appropriate tools and resources.
Assists in property acquisitions and dispositions by working closely with the Director of Maintenance, Regional-Vice Presidents and home office personnel
Manages the process of strategizing and scheduling preventive maintenance throughout assigned portfolio.
Contributes to team effort by accomplishing related results as needed, including special projects
Knowledge, Skills, and Abilities
Bachelor's Degree in construction management or related field of study preferred
Three to five years' experience in a regional maintenance position with responsibilities for maintenance relating to multifamily property management.
Ability to communicate in a professional manner, both verbally and in writing, when dealing with employees, vendors and company contacts
Knowledge of maintenance systems, including inventory control, preventative maintenance, and work order record keeping
Knowledge of mechanical systems and equipment including HVAC, landscaping, carpentry, painting, hydraulic systems, and electric motors
Proficiency in electrical troubleshooting of high and low voltage and the use of diagnostic equipment, including volt/ohm meters
Proficiency in plumbing repairs and troubleshooting
Certification as a Type I and Type II technician from an Environmental Protection Agency approved technician certification program
Proficiency in
computer
skills including Word, Excel, Outlook, PDF's.
Valid driver's license required
Overnight travel required (25% of the time)Estimated Salary: $20 to $28 per hour based on qualifications.
