highly-motivated Property
manager
for Rippowam Park, our
430 unit Tax Credit apartment
community
in Stamford, CT. The Property Manager will be required to oversee all aspects of
management
of the apartment home community and will be responsible for the implementation of comprehensive business plans, initiatives and strategies that promote the optimum achievement of operational, financial and overall performance of the property. The Property Manager hires, trains, supervises and motivates on-site personnel. They will directly supervise the Office Staff, Leasing
Associates, Maintenance Director and Maintenance Staff. The Property Manager reports to the Vice President. The Property Manager's
primary responsibilities include, but are not limited to the following:
1) Meet Budget Objectives (Maximize Revenue)

Collection of Budgeted Income
EUR Maximize gross rent
EUR Minimize vacant and delinquent rent loss
EUR Maximize miscellaneous income items
EUR Acting as petty cash custodian, dispensing of cash for validated receipts and voucher reimbursement preparation --

Expenditures
EUR Plan, schedule and control expenditures in order to obtain products and services at minimum cost
EUR Review and approve purchase and payables
EUR Schedule and approve vendor services
EUR Pay property level bills in accordance with company policy and dates established by Property
accounting
and forward cash disbursement journals to the Accounting Supervisor
EUR Prepare and maintain purchases, property repairs and capital improvement items on property improvement log and utility log
EUR Verify that invoices are paid in a timely manner and in accordance with budget constraints
EUR Update Resident deposit audit and post security deposits in a timely manner 2) Marketing
EUR Perform Market and Product Analysis
EUR Suggest competitive prices to Regional Manager based on survey information in order to meet or exceed budget objectives.
EUR Generate traffic in the most cost-effective manner
EUR Supervise leasing of units; Engage directly in leasing activities
EUR Review market plans with compliance officer on monthly basis depending on occupancy standards
EUR Walk and sign-off each turned unit as Market Ready 3) Manage Employees
EUR Schedule work of on-site staff
EUR Train and develop subordinates (provide on-the-job training and schedule company training)
EUR Motivate by giving consistent feedback
EUR Conduct staff meetings weekly
EUR Conduct Performance Evaluations in accordance with scheduled review cycles
EUR Hire, coach, and terminate (when applicable)
according to company guidelines and policies
EUR Administer disciplinary action when necessary and document accordingly with Human Resources
EUR Ensures compliance with Federal and State Regulations (e.g., EEOC and Workers' Compensation) 4) Resident Services
EUR Schedule maintenance in response to resident requests
EUR Respond to resident complaints
EUR Schedule resident social activities
EUR Provide resident communications 5) Administrative Services
EUR Ensure that Company Policies and Procedures are being followed correctly and consistently by on- site staff
EUR Ensure timely completion of forms and report
EUR Perform budgetary planning and preparation with each team member
EUR Supervise accounts payable and receivable
EUR Walk move-outs and process Final Account Statements (FAS)
EUR Maintain and/or schedule turnkey operations on all vacancies in order to maintain a minimum of two rental units of each unit type should be rent ready at all times. Also ensure that there is no more than three (3) to five (5) days taken to completely turn a unit
EUR Ensure timely completion and execution of re-certifications in compliance with all applicable regulations 6) Direct Community, Maintenance and Improvement
EUR Maintain Company standards on landscaping and curb appeal
EUR Conduct regular inspections of property and ensure routine maintenance
EUR Plan, schedule and supervise preventive maintenance programs
EUR Plan, schedule and supervise approved major maintenance and capital improvements
EUR Submit recommendations for unscheduled major maintenance
EUR Check move-outs and schedule apartments for turnkey
EUR Understand landlord and tenant legal consideration

The check can be for multiple reasons such as signing bonus, supplies, etc. The victim will be instructed to deposit the check and use the money for any of these reasons and then instructed to send the remaining funds to the fraudster. The check will bounce and the victim is left responsible.
